A quick explanation as to the criteria I use in selecting a home I feel is worthy to be included and highlighted in my list of “Featured Properties.” In the Anchorage Borough, new construction costs tend to range anywhere from $255 to $300+ per-square foot. In the Mat Su Borough,per square foot cost tend to range from $185 to $225 cost per square foot. (The difference is in the availability of land and land cost). When I see a property coming on the market substantially below these cost ranges, I take notice. I also look at the area and consider average square foot value in that area. With these two considerations in mind, I then consider style, functionality, condition, upgrades, and curb appeal. Also, I consider and note the unusual / creative homes that come along.
